What affects the cost of scaffolding in London and Surrey
Height, footprint, duration and access do most of the work in a scaffolding quote. Here is what a scaffolder is actually pricing when they look at your property.
Scaffolding quotes vary far more than people expect, and it is rarely because one firm is greedy and another is generous. It is because the same job on two different properties is not the same job. These are the things being priced when someone stands outside your house with a tape measure.
Height and the number of lifts
A scaffold is built in lifts, roughly the working levels stacked up the elevation. A two storey terrace needing gutter access is a different structure from a three storey property with a chimney to rebuild. Every extra lift adds materials, labour and time on site.
The footprint and how many elevations
Front only, front and back, or a full wrap around all four sides. Each elevation is priced separately because each one has to be tied, braced and boarded. A rear garden with no side access changes the labour before a single tube is lifted.
How long you need it
Most quotes include a hire period. Roofing work that runs three weeks is priced differently from a render job that runs three months. If your programme is uncertain, say so at quote stage rather than at week six, so the extension is agreed rather than negotiated.
Access, and what is in the way
This is the one that catches people out in London and Surrey. Narrow side returns, a shared alley, a conservatory, a sloping garden, parked cars, overhead cables and a pavement that has to stay open all change the design. So does anything that means materials have to be carried rather than unloaded next to the property.
Pavement licences and permits
If the scaffold sits on a public footpath or road, the local council needs a licence, and the structure may need lights, guarding or a pedestrian walkway. That is a real cost and a real lead time, so it is worth raising early.
Whether you need a temporary roof
Any job that opens up a roof needs the property kept dry. A temporary roof is an extra structure with its own design and its own price, but it protects the building and it stops your programme stopping every time it rains.
How to compare quotes fairly
Ask every scaffolder for the same three things: what is included, how long the hire period runs, and what happens if the job overruns. Quotes that look far apart usually differ on one of those, not on the scaffold itself.
